FREMONT Bidwell Park, a 246-unit apartment complex in Fremont, was bought for $109.4 million, real estate documents filed on Oct. 20 in Alameda County show. San Francisco real estate investment firm Roxborough Group acquired the property at 39800 Fremont Blvd. at a price that equates to $444,500 a unit. That price is roughly 65% higher than the average sales price of about $270,000 per unit for East Bay apartments during the first quarter of 2026, as reported by commercial real estate firm Marcus Millichap. The apartment market in some sections of the East Bay is drawing interest in part because of a relative lack of new construction for market-rate apartments, although Fremont is adding affordable units this year. As a result of the limited construction pipeline and consistent renter demand, vacancy is expected to decline faster this year than in 2025, Marcus Millichap stated in its report.
